OPPORTUNITY TO BUY A MULTI-PURPOSE PROPERTY IN SVILENGRAD IN THE FAR SOUTH-EASTERN CORNER OF BULGARIA

Next to Bulgaria's Borders with Turkey and Greece

For 15,000 Bulgarian Lev (about £6,500 or €7,700) you can buy this 15-year-old multi-purpose property on the edge of the town of Svilengrad. The border with Greece is 2 km (just over a mile) away and the border with Turkey ('Kapitan Andrevo') only 9 km (just over 5 miles).

It's a modernCarols_Place_(1).jpg single-storey property, which until recently functioned as a café/bar. It would need a new licence if it were to be run as a bar, but the previous owner was the Mayor of Svilengrad and would be a great help. He could also ensure advertising for the business.

It is also ideal for conversion into a dwelling (for which planning permission is not required). This would be suitable for people who travel and need a place to store any kind of vehicle (motorhome, caravan, car, motorbike, bicycles etc). The property would be equally suitable for renting out on a long or short term basis.

Inside

It has a bar room and two other large rooms (which could be made into bedrooms), as well as a kitchen, shower room and separate toilet.

The building has double-glazed windows throughout and could be heated in winter with a traditional wood-burning stove.

Outside

There are large level off-road areas for the parking and safe keeping of vehicles, ideal for parking a motorCarols_Place_(4).jpghome or caravan.

Alongside theCarols_Place_(6).jpg property is a spacious outdoor eating area with a gate, which could easily be widened with a pair of gates.

To the rear is a very large private garden with fruit trees. A motorhome or caravan could also be kept here by taking the fence down at the side of the bar.

Location

The property is in an up-and-coming area of the prosperous town of Svilengrad near the Greek and Turkish borders. There is a doctor's surgery next door and a school across the road. The English-speaking doctor is related to the previous owners of the bar and the family is willing to keep an eye on the place when no-one is there.

Contact Details

For more information contact the English owners, John and Carol Finnigan, who livepermanently in the village of Biser, some 25 km (about 15 miles) west of Svilengrad. Carol and John are also keen dog breeders and have kennels in which they can board a dog, by arrangement.

Carol and John can help with the legalities of transfer of ownership via an English-speaking advocat (solicitor). John is also qualified in a range of building and elecrical skills and has many local contacts to facilitate the process of developing and improving the property and its grounds.

Note that there is also a very good English-run campsite in Biser, at Sakar Hills Camping.
